How Do The Different Contract Types Work (LS, D&C, CP, CM)

Lump Sum/Fixed Price – Contract is an agreed price with the client.  Client doesn’t know what the profit is. Budget transfers and adjustment module are unavailable for this job type, if you require these functions use D&C instead.


Design & Construct –  Is a Lump Sum contract but it allows the user to change the agreed contract value prior to the first Head Contract Progress claim via the Adjustments function plus the ability to move budgets between trades via the Budget Transfer function.


Cost Plus – The client knows all the costs and will reimburse the builder and there is an agreed % charged against each supplier invoice and timesheet entry claimed in the Head Contract Progress Claim.


Contract Management – The client knows the cost and reimburses the builder and in this contract there is an agreed fee to manage the Job.
